Use cases

Investigate title with a repeatable workflow

Run the curated Ghana land title investigation workflow under the Land Act, 2020 (Act 1036), or your firm’s own, and file the report to the matter.

Execute conveyances the right way

Conveyances can’t be signed electronically under Act 772, so Asem generates a tracked wet-ink execution pack with verification codes, seals the scan and records attestation.

Protect the purchase money

Deposits wait as pending until approved, balances can’t go negative, and transfers above your threshold need two approvers.

Review a lease portfolio in minutes

Tabular review answers the same questions across every lease (term, rent review, break clauses, assignment), with checked quotes.

After completion

The formalities, tracked to the end.

A checklist per instrument keeps stamp duty and Lands Commission registration moving, and anyone holding the document can confirm it at a public verification page that never shows its contents.

Firm excellence, client impact

Property clients get certainty, and the firm gets a record it can defend.

Every step of a transaction, from title investigation to registration, is on the matter with who did what and when.

  • Commercial property
  • Leases
  • Land title investigation
  • Development & construction
  • Mortgages & security

In short

Can land conveyances be signed electronically in Ghana?

No. Section 4 of the Electronic Transactions Act, 2008 (Act 772) excludes conveyances and other land instruments from electronic signature, so they must be executed in wet ink. Asem refuses to send them for e-signature and runs a tracked wet-ink execution with sealed scans and recorded attestation instead.

FAQ

Can clients follow the transaction?

Who can reclassify a document so it can be e-signed?

Only a lawyer or the managing partner, with an audited reason.

Is there a guide to Act 772?

Run every transaction to registration.
